An off-market property is a home that has yet to be advertised to the public and is not yet ‘on the market’. The sellers may have already engaged a selling agent and have a price point in mind, but they might be sitting back or taking their time to prepare before taking the property public. They use this time to see if their agent can attract any interested buyers before they must advertise the property publicly.
When purchasing your first investment property, prioritize location (proximity to amenities like schools, transport, and shops), strong rental demand to ensure positive cash flow, and low vacancy rates. Focus on growth suburbs with infrastructure plans, choose low-maintenance properties (like 2-3 bedroom houses or established units), and calculate potential rental yield against ongoing holding costs.
From 1 July 2027, negative gearing for established residential properties will be restricted, with losses from properties purchased after 7:30 pm AEST on 12 May 2026 limited to offsetting future residential rental income or capital gains rather than personal income. New builds are exempt, continuing to allow negative gearing against other income to encourage supply.
Key Changes Explained
Effective Date: Applies to properties purchased after 7:30 pm AEST, 12 May 2026.
Grandfathering: Investors owning property before this time can continue using current rules until they sell.
Quarantining Losses: For affected properties, if rental costs (interest, maintenance) exceed income, the loss cannot reduce tax on wages. Instead, losses are "quarantined" and carried forward to offset future rental profits or future capital gains on property.
New Builds Exempt: Investors buying new, never-occupied homes can still deduct losses against any income.
Types of Property: Changes focus on established residential. Commercial property is exempt.

For a $1 million property, a 2% fee equals $20,000 + GST. Fees are generally structured as a combination of a small, up-front retainer and a larger success fee upon settlement.
